An amenity is a feature of the home or property that acts as a benefit to the buyer but that is not necessary to its use.

Some amenities may be naturally occuring or controlled, such as:

• The location of the property
• Local bodies of water
• Nearby woods or forests
• Fields or other naturally occuring recreational areas

Other amenities can be man made:

• A nearby playground
• A swimming pool
• Neighborhood school
• A garden
