An amenity is a feature of the home or property that acts as a benefit to the buyer but that is not necessary to its use.

Some amenities may be naturally occuring or controlled, such as:
- The location of the property
- Local bodies of water
- Nearby woods or forests
- Fields or other naturally occuring recreational areas

Other amenities can be man made:
- A nearby playground
- A swimming pool
- Neighborhood school
- A garden
